Overview of Project and Specification

The development consists of 54 zero carbon (regulated energy) homes, built to support Warwick District Council’s commitment to be a zero-carbon authority by 2025. The main features are timber frame construction, air source heat pumps, PV, decentralised mechanical extract ventilation and demanding fabric insulation.

Key learnings


  • The standard timber frame kit had to have additional insulation in the cavity and insulated plasterboard.
  • Bespoke thermal bridging details had to be calculated.
  • Careful redesign was required for the homes to incorporate low carbon heating and hot water - house types which are designed for gas combi boilers to leave room for the heat pump kit, especially the hot water cylinder.

Performance evaluation


Responses from the tenants to our post-occupancy evaluation was limited. The feedback received suggested:

  • they loved living in a low carbon home,
  • more thorough guidance on using low carbon technology is required.


They had not lived there long enough to comment on any cost savings when compared to their previous dwelling.
